10 Questions Every Southwest Florida Buyer Should Ask Before Making an Offer

Buying a home in Southwest Florida is exciting but it is also one of the biggest financial decisions you will ever make. The right questions can save you tens of thousands of dollars and prevent costly surprises after closing. Here are the 10 questions every buyer should ask before making an offer.

1. What is the FEMA flood zone, and how much will flood insurance cost?

Flood zones in Southwest Florida vary dramatically by location. A home in Flood Zone AE may require flood insurance that costs $3,000 to $10,000+ per year, while a home in Flood Zone X may not require it at all. Ask for the flood zone designation and get an insurance quote before you commit. This single question can change your entire cost of ownership.


2. What are the HOA or condo fees, and what do they cover?

HOA fees in Southwest Florida range from $100/month to $1,000+/month depending on the community. Some cover exterior maintenance, cable, internet, and pool. Others cover very little. Always ask: what is included, what is not, are there special assessments coming, and how healthy are the reserves?


3. What will my property taxes be, and do I qualify for the Homestead Exemption?

Florida has no state income tax, but property taxes vary by county. Collier County (Naples) has higher rates than Lee County (Fort Myers). If you are making this your primary residence, you may qualify for the Homestead Exemption: up to $50,000 reduction in assessed value plus a 3% annual cap on increases.


4. Was this home affected by recent hurricanes, and were repairs properly permitted?

In Southwest Florida, this is non-negotiable. Ask if the home was in a storm surge zone, whether repairs were done, and whether permits were pulled and closed. Unpermitted work can cause insurance claim denials, code violations, and resale problems. A wind mitigation inspection can also save you money on insurance.


5. How does the “As-Is” Florida contract protect me?

Buying “as-is” does not mean buying without protections. The Florida As-Is contract still gives you an inspection period and the right to negotiate based on findings. Never skip the inspection, even on an as-is purchase.


6. Are there CDD or MSTU bond fees?

Some newer communities in Southwest Florida have Community Development District (CDD) assessments added to your annual tax bill. These can range from $1,000 to $4,000+/year. MSTU bonds may also apply in certain areas. These are hidden costs that do not appear in the listing price.


7. What is the condition of critical systems: roof, AC, pool, seawall?

In Southwest Florida, insurance companies are increasingly requiring newer roofs (under 15-20 years). AC systems work hard year-round and can cost $8,000-$15,000+ to replace. For waterfront properties, seawall condition is critical. Repairs can cost $50,000+. Always ask about the age and condition of these systems.


8. Can I rent this property, and are there restrictions?

If you are buying a second home or investment property, rental restrictions matter. Some communities limit short-term rentals (Airbnb/VRBO), require minimum lease terms (30-90 days), or prohibit rentals entirely. Check the HOA/condo documents before you buy.


9. How close is the property to the beach, boating access, and essential services?

Location is not just about the neighborhood. It is about daily life. How far is the beach? Is there direct Gulf access or are there low bridges blocking sailboat access? How far to the nearest hospital, grocery store, and airport? These details affect your lifestyle and your property's long-term value.


10. What is the true monthly cost of owning this home?

Go beyond the mortgage payment. Factor in property taxes, flood insurance, HOA fees, CDD assessments, utilities (electric, water, pool pump), landscaping, pest control, and maintenance. A home with a low mortgage but high HOA and insurance can cost more than a home with a higher price and lower carrying costs.
